As we all know, buying land anywhere in India is not an easy deal as it requires a lot of documentation. Also, one cannot buy land without confirming the authenticity of the portion of the land he is buying. For this, the Government has made many laws so that no one gets trapped in the fraud of land buying. The two important laws on this reference are 7/12 extract and property cards. The 7/12 extract is a law framed for the peoples of Maharashtra and Gujarat people. It is often known by the name of “Satbara Utara” by the Marathi people. It is the document needed while buying lands in these two states of India. This document claims the actual owner of the land. It also tells everything associated with the land such as composition if its soil area. 7/12 extract contains every information related to the loan that a person has taken on his land. This law is known as “Record of Right” or “Record of Land Right.”
For availing 7/12 or getting it one can contact the Tehsildar of their districts and can make their names registered for a specific group of land. While the Property Card is the card which is given to the owners of the flats or the land, which makes them the legal buyer or owner of the property. This scheme or law is launched by our Prime Minister, Narendra Modi to avoid any dispute that arises regarding the real owner of the property. In this, every property card will be having a different or unique number that will be allotted to every property holder.
Note
7/12 extract and Property cards are the rights or the documents compulsory in Maharashtra and Gujarat at the time of purchasing land. Property card is the first document with biometric confirmation. The important point to keep in mind is that the 7/12 is for the peoples of rural areas while the property card is for urban area people.
